AirDNA Adapt Dynamic Pricing Tool
Airbnb hosts: if you charge the same rate all year, you’re not alone. About 4 in 10 U.S. short-term rentals use static pricing, but it may be costing you.
Guest demand shifts with the season, the day of the week, and how far ahead people book. One rate can end up too low on the nights guests want most, like a summer Saturday, and too high on the nights that are harder to fill, like a quiet Tuesday in the off-season.
A simple place to start: set one rate for weekdays and another for weekends, update both when the season changes, and as each date gets closer. A dynamic pricing tool like AirDNA Adapt can adjust each night for you based on the season, local events, and how similar rentals in your market are booking.
This is one of 10 common pricing mistakes AirDNA Senior Research Analyst Linda Rollins found in our short-term rental data. A few other things to avoid:
🗓️ Keeping the same minimum stay all year. About 6 in 10 hosts in the top 50 U.S. markets did this in 2025. But about half of Friday check-ins stayed exactly two nights, so a three-night minimum can miss those weekend guests.
⏰ Discounting at the wrong time. In Gulf Shores and Hilton Head, about three-quarters of July bookings came in at least four weeks before the stay. If your summer week is still open a month out, that’s a good time to lower your price.
⚠️ Focusing on occupancy alone. A rental that’s 70% booked at $300 a night earns more than one that’s 90% booked at $220. Revenue per available night gives you the fuller picture.
