What It Says
Following the October 2026 partnership announcement between Airbnb and American Express, eligible U.S. Amex Card Members can now book over 1 million Airbnb listings directly through Amex Travel. However, this inventory represents a highly curated subset of Airbnb’s 9 million global listings.
An AirDNA analysis of approximately 5,000 listings across four major markets revealed strict, unconfirmed thresholds for non-Luxe properties to appear on Amex Travel:
- Property Type: Must be an "entire place" (no private rooms).
- Rating Floor: A strict minimum rating of 4.85.
- Review Count: A minimum of 10 reviews.
- Badging: Properties almost exclusively hold a Guest Favorite or Superhost status.
Even when meeting these criteria, only about 63% of qualifying properties are displayed. AirDNA's research indicates that inclusion is heavily determined at the host account level, with the host's portfolio-wide, review-weighted rating serving as the strongest predictor of visibility.
Why It Matters
This integration unlocks direct access to high-value, loyalty-driven travelers who prioritize earning and redeeming Amex Membership Rewards points. For short-term rental (STR) operators, appearing on Amex Travel is a major competitive advantage.
However, because Amex's $600 Lodging Credit (distributed as $300 twice a year) is strictly limited to Airbnb Luxe properties—which make up only about 1% of Amex’s Airbnb inventory—standard hosts must rely on organic appeal rather than credit-driven bookings. Additionally, because bookings are capped at 27 nights and prepaid in full, this channel is irrelevant for mid-term or monthly stays.
Useful Signals
- The 10-Review Hurdle: New listings with perfect 5.0 ratings but fewer than 10 reviews are completely excluded. Getting those first 10 reviews is now a critical milestone for premium channel distribution.
- Host Portfolio Risk: Large property managers with multi-unit accounts face systemic risk. A few underperforming listings can drag down the host's overall portfolio rating, potentially disqualifying their top-tier properties from Amex Travel.
- Operational Metrics Matter: While listing attributes like instant book, cancellation policies, and price do not affect eligibility, host response rates (ideally above 94%) and high sub-ratings for communication, check-in, and accuracy show positive correlations with inclusion.
STR Tech Report Take
This partnership highlights a growing trend of vacation rentals integrating into traditional corporate and luxury travel ecosystems. For STR technology vendors, this underscores the need for tools that help property managers monitor and optimize portfolio-wide host ratings rather than just individual listing performance. Property managers should audit their Airbnb account structures; it may be strategically advantageous to isolate lower-performing or newer properties into separate host accounts to protect the Amex Travel eligibility of their premium inventory.
