What It Says

According to the STR Risk & Resilience Report 2026 released by risk management platform Truvi, local guests present the highest risk of property damage for short-term rentals. Analyzing over 95,000 bookings protected by Truvi between January and September 2026, the study revealed that guests booking a property within 20 miles of their home address are 72% more likely than average to cause a damage incident.

Conversely, long-distance travelers (traveling 1,000 miles or more) represent the lowest-risk cohort. Other key risk indicators identified in the report include:

  • Lead Time: Same-day bookings are 60% more likely to result in damage, with risk decreasing as the booking window widens.
  • Property Type: Standalone houses are 2.4 times more likely to experience damage than apartments.
  • Amenities: Properties featuring five or more group entertainment amenities (e.g., hot tubs, saunas, pool tables) carry more than double the average risk.
  • Booking Channel: Direct bookings now carry 1.85 times the average risk, up from 1.34 times in May 2026.

Why It Matters

For property managers and hosts, understanding these specific risk correlations allows for data-driven guest screening rather than relying on gut feelings. The sharp rise in direct booking risk is particularly critical as operators actively try to bypass online travel agencies (OTAs) to save on commission fees. Without the built-in trust signals, verification history, and platform-level screening provided by major OTAs, direct booking channels are increasingly targeted by higher-risk guests.

Useful Signals

  • Geographic Screening Rules: Operators can configure automated property management systems (PMS) or guest screening tools to flag reservations booked by guests residing within a 20-mile radius.
  • Lead-Time Safeguards: Implementing stricter verification protocols or manual reviews specifically for same-day bookings can mitigate a 60% increase in incident probability.
  • Amenity-Based Security: Properties with heavy group amenities (hot tubs, game rooms) require higher security deposits, stricter house rules, and potentially visible exterior noise-monitoring tech.
  • Direct Booking Infrastructure: Rather than abandoning direct bookings, operators must integrate robust, third-party guest verification and screening tools to replicate or exceed OTA-level safety nets.

STR Tech Report Take

This report highlights that guest identity verification is only one piece of the trust and safety puzzle. As Kayla Perez, VP of Operations at Truvi, noted:

"Two guests can pass exactly the same identity checks and still present very different levels of risk."

For STR technology vendors, the opportunity lies in building dynamic risk-scoring engines. PMS and guest-screening platforms should not just check IDs, but cross-reference booking metadata—such as guest distance from the property, lead time, property type, and amenity count—to generate a real-time risk score. For operators, the data proves that direct booking growth must be accompanied by a proportional investment in independent risk-mitigation technology.
