What It Says
According to Key Data’s Q4 US Index, the US short-term rental (STR) market is experiencing strong pacing through the end of 2026. Revenue per available rental (RevPAR) is pacing ahead year-over-year (YoY) by 8% in October, 11% in November, and 10% in December.
A notable shift is occurring in the drivers of this growth. While pricing (ADR) fueled revenue gains earlier in the year, occupancy is now driving the year-end surge. December occupancy is pacing 12% higher YoY, which is successfully offsetting a minor 2% dip in December ADR ($473 vs. $481 last year). This follows a highly successful Q3, where September RevPAR surged by 24% YoY, driven by a 13% increase in paid occupancy and a 10% rise in ADR.
Why It Matters
This data signals a transition from inflation- and price-driven growth to genuine demand-driven expansion. For operators, the surge in occupancy pacing—particularly the 12% jump for December—proves that consumer appetite for STRs remains highly resilient heading into the holidays.
Furthermore, STRs are outperforming traditional hotels. During Q3, STR RevPAR growth outpaced hotel RevPAR in all seven comparable US regions. The most dramatic gap was in the Mid-Atlantic, where STR RevPAR grew by 16% compared to just 5% for hotels. This indicates a continuing consumer preference shift toward vacation rentals over traditional hotel stays.
Useful Signals
- December Strategy Shift: December ADR is pacing 2% lower YoY, but occupancy is up 12%. Operators should focus on volume and occupancy-maximizing strategies rather than aggressive pricing for the holiday peak.
- Regional Strength: Q3 RevPAR grew across all US regions, led by the Mid-Atlantic (+16%) and the Midwest (+15%). Even New England achieved 12% RevPAR growth despite experiencing a decline in occupancy, pointing to strong pricing power in that region.
- Hotel vs. STR Dynamics: STRs are winning market share from hotels across the board. Tech vendors can leverage this data to show prospective clients the value of expanding their STR portfolios.
STR Tech Report Take
The Key Data findings highlight a healthy, stabilizing market. The transition from ADR-driven growth to occupancy-driven growth is a positive sign for the long-term sustainability of the industry. It suggests that supply and demand are finding a healthier equilibrium.
For property management software (PMS) and dynamic pricing vendors, these insights emphasize the need for sophisticated, real-time demand forecasting. As Sally Henry, VP of market intelligence and insights at Key Data, noted:
"Pricing carried much of the growth earlier this year, but we’re now seeing demand take on a bigger role..."
To capitalize on this, revenue management tools must help operators dynamically adjust to localized occupancy surges rather than relying solely on historical pricing baselines.
